Lodges for Sale in the UK: How to Compare Parks, and How We Compare

If you’re comparing lodges for sale in the UK, you’ve probably noticed how different the offers are. Some parks sell the lodge and charge extra for everything else. Some are busy resorts, full of holiday lets. At Epworth Fields, a small, gated, family-run park in North Lincolnshire, our lodges start from £49,995, and the price includes siting, connection, decking and furnishings. The annual site fee is £3,000 plus VAT, frozen for 5 years for every buyer. The park is owners-only, so it stays quiet all year.

This page explains what you get, who it suits and how to arrange a viewing.

Lodges for sale in the UK: what to compare on any park

When you compare a lodge for sale on one park with a lodge on another, the asking price only tells you part of the story. Before you shortlist, check these four things:

  1. What the price includes. Siting, connection to services, decking, steps and furnishings are extras at some parks. At Epworth Fields they’re all included.
  2. The site fee, and how it can change. Ask what the fee is now and what happens to it next year. Ours is £3,000 plus VAT, frozen for 5 years, for new and pre-owned lodges alike.
  3. The season. Some parks close for part of the winter. Epworth Fields has a 12-month season, so your lodge is there whenever you want it (as a holiday home, not a main residence).
  4. Who your neighbours are. On parks with holiday lets, the people next door change every few days. Our lodges are for owners’ own use and can’t be let out.

Our cost of buying a holiday lodge guide goes through the full picture, and the buying a holiday lodge guide takes you through each step.

Why buyers choose Epworth Fields

  • Quiet, owners-only park. No holiday lets means no changeover days and no strangers next door.
  • Gated, 12.5-acre site. It’s small enough that owners know each other, with woodland walks and a picnic area inside the gate.
  • Owners-only fishing lake. Some lodges overlook the water. It’s a relaxed owners’ lake, with no day tickets and no tackle shop.
  • Dogs welcome. There are footpaths and open countryside from the park gate.
  • Fixed, published site fee. £3,000 plus VAT, frozen for 5 years.
  • Part-exchange accepted. We take motorhomes, static caravans and touring caravans in part-exchange.

Where we are

Epworth Fields is on Newlands Lane, just outside the market town of Epworth on the Isle of Axholme in North Lincolnshire. We’re close to the M18 and A1, so it’s an easy drive from South Yorkshire, Lincolnshire and the East Midlands. If you’re coming from further afield, see our pages for buyers from Yorkshire and across Lincolnshire.

Is a holiday lodge right for you?

A holiday lodge is a lifestyle purchase. It’s a place to escape to at weekends and holidays, all year round, without the upkeep of a second house. It isn’t a main home, and it isn’t usually a money-making investment. Our honest guide, are holiday lodges a good investment?, explains why.

It tends to suit:

  • couples and anyone who wants a regular bolt-hole within a couple of hours’ drive
  • static caravan owners ready to trade up to more space and comfort
  • dog owners and walkers who want countryside on the doorstep
  • anglers who’d like a quiet lake without day-ticket crowds

Holiday lodges for sale in the UK vs closer to home

Many buyers start with a UK-wide search and end up choosing a park within a couple of hours of home, because a lodge you can reach on a Friday evening gets used far more. If you live in South Yorkshire, Lincolnshire or the East Midlands, that’s where we come in.
