When you buy a holiday lodge, you aren’t just buying the lodge. You’re buying into the park around it: the people next door, the noise at the weekend and the feel of the place when you arrive on a Friday night. That’s why so many buyers look for quiet holiday parks, and why Epworth Fields is owners-only.
Epworth Fields is a small, family-run holiday park on Newlands Lane, just outside Epworth in North Lincolnshire. There’s no letting at all. Every lodge on the park belongs to an owner who uses it for their own holidays.
What “owners-only” means at Epworth Fields
On many holiday parks, some or all of the lodges and caravans are let out to holidaymakers. That can suit owners who want rental income, but it changes the park. Strangers arrive and leave every few days, cars come and go on changeover days, and the people next door are different every week.
At Epworth Fields, none of that happens:
- No letting or subletting. Lodges are for owners’ own use only.
- No holidaymakers. We sell lodges only. There’s no camping, no touring pitches and no holiday lets.
- No changeover days. The park doesn’t fill up and empty out each weekend.
Why a quiet, small holiday park suits so many buyers
You get to know your neighbours. The people around you are fellow owners who come back again and again. Over time, that turns into a friendly community where people look out for each other’s lodges.
It stays peaceful. Without lets, the park keeps the calm feel that most people buy a holiday lodge for in the first place.
Your lodge is looked after. Owners take care of their own homes and surroundings, so the park keeps its tidy, settled look.
The facilities stay yours. The fishing lake is for owners only, so there are no day tickets and no crowded banks. The woodland walks and picnic area are shared with fellow owners, not with a stream of visitors.
Is an owners-only park right for you?
An owners-only park is a good fit if you want a holiday home to use yourself, as often as you like, in a quiet setting. Epworth Fields is open 12 months a year, so you can visit in every season.
It isn’t the right fit if your plan is to let your lodge out to cover the costs. Owners can’t let their lodges here. If income matters to you, it’s worth reading our honest guide, are holiday lodges a good investment?, before you decide.
Questions to ask any park about letting
If you’re comparing small holiday parks, ask each one:
- Are any lodges or caravans on the park let out, by the park or by owners?
- Could that change in future?
- How many homes on the park are let at the moment?
- Are there touring or camping pitches as well?
The answers tell you how quiet the park will really be. At Epworth Fields the answer is simple: lodge owners only.
