Many people start looking at retirement lodges for sale with one question in mind: where can we spend more time, somewhere quiet, without the upkeep of a second house? A holiday lodge on a well-run park can be the answer, as long as you go in with the right expectations.
Let’s be clear first. A holiday lodge is a holiday home, and it can’t be your main home. What it can be is a peaceful bolt-hole you use as often as you like. At Epworth Fields, a small, gated, family-run park in North Lincolnshire, we have a 12-month season, so you can come and go all year round.
Retirement lodges for sale: holiday home or main home?
Some parks sell “retirement lodges” or park homes that you can live in full-time. Those are residential parks, and they work differently. Epworth Fields is a holiday park. That means:
- you can use your lodge all year round on our 12-month season
- it’s a holiday home, so it can’t be your main home
- there’s no council tax on a holiday lodge
For many retirees, that’s the appeal. You keep your home, your doctor and your friends, and you have somewhere peaceful to escape to whenever you feel like it. Read more in our guide to holiday home ownership.
Why a holiday lodge suits many retirees
- Time to use it. Retirement means you can come midweek and enjoy the quieter months too.
- Fixed, predictable costs. The site fee is £3,000 plus VAT a year, frozen for 5 years for every buyer. That’s easy to plan around on a fixed income.
- Ready to use. Lodges start from £49,995, and the price includes siting, connection, decking and furnishings.
- A quiet park. Epworth Fields is owners-only. There’s no letting or subletting, so you won’t have holidaymakers coming and going next door.
- Room to spread out. Two and three-bedroom lodges give you extra space.
- The dog can come too. Dogs are welcome.
Things to think about before you buy
A good decision is an informed one. Before you buy any holiday lodge for retirement, think about:
- Paying for it. You can’t buy a holiday lodge with a mortgage. Most buyers use savings or the sale of something they already own.
- What you’re trading in. We accept part-exchange on lodges, chalets, static caravans, touring caravans and motorhomes. See part exchange your static caravan.
- Value over time. Like a car, a lodge isn’t usually a money-making investment. Our honest guide, are holiday lodges a good investment?, explains why.
- The full cost. Our guide to the cost of buying a holiday lodge covers the price, the site fee and everything else to budget for.
- Getting there. Choose somewhere you can reach easily. We’re just outside Epworth on the Isle of Axholme, close to the M18 and A1.
Life at Epworth Fields
The park sits in 12.5 acres of North Lincolnshire countryside. There are woodland walks and a picnic area inside the gate, and a fishing lake for owners only, so you can spend a quiet morning with a rod if you enjoy fishing. Hot tubs are allowed: we can add one for you, or you can fit your own. They’re not included as standard.
Epworth itself is a short drive away for shops, cafés and pubs.
