Holiday chalets for sale come in all shapes: chalets on older coastal sites, chalets in the countryside, and ski chalets abroad. If what you really want is a small holiday home in the UK that you can get to easily and use whenever you like, a modern holiday lodge is worth a look too.
At Epworth Fields, a small, gated, family-run park in North Lincolnshire, we sell holiday lodges, not chalets. Lodges start from £49,995, and the price includes siting, connection, decking and furnishings. The annual site fee is £3,000 plus VAT, frozen for 5 years for every buyer.
Chalet or lodge: what’s the difference?
There’s no strict rule, but in the UK the words usually mean this:
- Holiday chalet. Often a small, fixed building on a holiday site. Many chalet sites have been around a long time, and some chalets are sold on a lease.
- Holiday lodge. A modern, factory-built holiday home that’s sited on a prepared base on a holiday park. It’s usually larger inside than a static caravan, with residential-style rooms, double glazing and central heating.
Both are holiday homes, not main residences. The big differences tend to be age, space, comfort in winter and what you pay each year to keep them on the site. For the wider picture, see our page on holiday homes for sale, and if you’ve also seen the term “caravan lodge”, our guide to caravan lodges for sale explains it.
Holiday chalets for sale: what to check first
Before you buy any chalet or lodge, ask:
- How old is it, and what’s its condition? Look at the roof, windows, heating and damp.
- What do you actually own? Is it a lease, a licence or an agreement with the park? How long does it run for?
- What’s the yearly fee, and what does it cover? Ask how it has changed in recent years. Ours is £3,000 plus VAT, frozen for 5 years.
- When is the site open? Some sites close for part of the winter. We have a 12-month season.
- Who else is on the site? On some parks, lots of units are holiday lets. Ours is owners-only, with no letting or subletting.
Why chalet buyers often choose a lodge
- More space and comfort. Modern lodges are built with open-plan living, proper kitchens and bathrooms, and heating that makes winter weekends comfortable.
- Everything included. Siting, connection, decking and furnishings are in the price, so there’s nothing to arrange before your first stay.
- Fixed costs. Your site fee is frozen for 5 years, and there’s no council tax on a holiday lodge.
- A quiet setting. Epworth Fields is owners-only, with woodland walks, a picnic area and a fishing lake just for owners.
You can compare everything we have now on our lodges for sale page. Our lodges include Love Holiday Homes models and a Victory Lakewood built by Victory.
Already own a chalet, static or tourer?
Yes, we accept chalets in part-exchange. We also take lodges, static caravans, touring caravans and motorhomes. If you’re trading up, tell us what you have and we’ll talk it through.
What a lodge costs to own
Lodges start from £49,995, all-in. The main ongoing cost is the site fee of £3,000 plus VAT a year, frozen for 5 years. You can’t buy a holiday lodge with a mortgage, so plan your budget around savings or the sale of something you already own. Our guide to the cost of buying a holiday lodge covers the full picture.
