Photos and floor plans only tell you so much. The best way to decide on a holiday lodge is to stand inside it, step out onto the deck and walk around the park. At Epworth Fields, viewings are by appointment, so when you visit, you’ll have our full attention.

What happens at a viewing
Every viewing is a bit different, because it’s built around what you’re looking for. Usually, it goes like this:
- We say hello and have a chat about what you want from a holiday lodge: how often you’ll come, how many bedrooms you need, and your budget.
- We show you the lodges that fit. You can look round inside, open the doors and cupboards, and step out onto the deck.
- We walk the park, so you can see the woodland walks, the owners-only fishing lake and the setting around the lodges.
- We go through the costs so you know exactly where you stand: the price, what’s included and the site fee.
- You ask anything you like. There’s no pressure. Take your time, and come back for a second look if you want to.
Before you come
It helps to think about:
- Which lodges you’d like to see. Browse our lodges for sale first. Lodges start from £49,995, and each listing shows its own price.
- Your budget, and how you’ll pay. You can’t buy a holiday lodge with a mortgage, so it’s worth thinking about this early.
- Anything you’d like to part-exchange. We accept lodges, motorhomes, static caravans, touring caravans and chalets. Bring the details with you.
- Your questions. Our park FAQs answer the ones we’re asked most.
What you’ll see
- New and pre-owned lodges. Our new lodges are by Love Holiday Homes, we also sell pre-owned lodges, and there’s a Victory Lakewood built by Victory.
- What’s included. Siting, connection, decking and furnishings are included in the price.
- The park. A small, family-run, owners-only park, with no camping, touring or letting.
- The setting. Woodland walks, a picnic area and an owners-only fishing lake in the North Lincolnshire countryside.

- Site fee £3,000 plus VAT a year, frozen for 5 years.
- No council tax on a holiday lodge.
- Open 12 months a year.
- Owners-only: no letting.
- Dogs welcome, with no dog rules.
- Hot tubs allowed. We can add one, or you can add your own. They’re not standard.
