Selling a Holiday Lodge: Think About It Before You Buy

It might seem odd to think about selling a lodge before you’ve even bought one. But it’s one of the most common questions people ask, and it’s one of the best questions to ask any park. How you’d sell, who you’d sell to and what it would cost are all set by the park’s paperwork, so it pays to understand it at the start.

Here’s a plain-English guide, and how it works at Epworth Fields.

A lodge is a lifestyle purchase

A holiday lodge isn’t like a house. The National Caravan Council (NCC) describes a holiday caravan or lodge as a long-term lifestyle purchase, not a property investment, and says its resale value will be less than what you paid. We agree, and we’d rather you bought with your eyes open. You buy a lodge for the time you’ll spend in it, not to make money when you sell. Our guide are holiday lodges a good investment? goes into this in more detail.

What affects what a lodge is worth later

When you come to sell, the price a buyer will pay usually depends on things like:

  • the lodge’s condition, and how well it’s been looked after
  • the make, model and layout
  • the park itself: its setting, its season and how it’s run
  • the site fee a new owner would pay
  • how much demand there is for lodges on that park

Looking after your lodge helps. Our lodge maintenance guide covers the basics.

Questions to ask any park before you buy

These are the kinds of questions the NCC and owner groups such as NSCOU suggest asking. Get the answers in writing:

  • Can I sell my lodge privately, or must I sell through the park?
  • Does the park charge commission or a transfer fee when I sell, and how is it worked out?
  • Does the park need to approve the buyer?
  • Can a buyer keep the lodge on the same pitch?
  • Will the park make me an offer to buy it back?
  • Are there any charges if the lodge has to be disconnected or moved?

If anything important is only said out loud, ask for it to be put in writing.

Selling a lodge at Epworth Fields

At Epworth Fields, owners can sell their lodge privately. When a lodge is sold, a 15% commission plus VAT is payable to the park. We can also buy your lodge back, or sell it for you on a sale-or-return basis, agreed case by case.

We’ll always talk you through the paperwork before you buy, so you know how selling would work before you commit. Ask us at your viewing.

Part-exchange: another way to move on

If you already own a holiday home or a tourer and want to swap it for a lodge, part-exchange can be simpler than selling it yourself. We accept lodges, motorhomes, static caravans, touring caravans and chalets in part-exchange. See part exchange your static caravan or our guide to selling a static caravan.
