Affordable Lodges for Sale: Cheap Without the Catch

If you’re searching for cheap lodges for sale, you’ve probably seen two kinds of offer. One is a genuinely good price. The other is a low headline price with the costs added later. At Epworth Fields, a small, gated, owners-only park in North Lincolnshire, our lodges start from £49,995. That price includes siting, connection, decking and furnishings. The annual site fee is £3,000 plus VAT, frozen for 5 years. Affordable, with nothing hidden.

Cheap lodges for sale: what to watch for

A low price is only good value if it’s the real price. When you compare cheap lodges, ask:

  1. Is it sited and connected? On some parks, moving the lodge onto its pitch and connecting services cost extra.
  2. Is decking included? Decking and steps can add a lot.
  3. Is it furnished? Some “from” prices are for an empty lodge.
  4. What’s the site fee, and how will it change? A cheap lodge on a park with a high, rising fee may cost more over five years than a dearer lodge on a park with a fixed fee.
  5. Is the park open all year? A shorter season means less use for your money.
  6. Are lodges let out? Cheap lodges on busy letting parks can come with a busy, noisy park.

The cheapest way into lodge ownership

  • Buy pre-owned. A used lodge is often the best value, and it’s already sited with its decking.
  • Choose two bedrooms, not three, if you don’t need the extra room.
  • Part-exchange your motorhome or caravan. We take motorhomes, static caravans and touring caravans, and it can make the step up affordable. See part exchange your static caravan.
  • Fix your biggest running cost. A frozen site fee makes budgeting much easier.

Cheap shouldn’t mean a cheap park

Price isn’t everything. What you’re really buying is time away, so the park matters. Epworth Fields is a gated, 12.5-acre park just outside Epworth on the Isle of Axholme, with:

  • woodland walks and a picnic area
  • an owners-only fishing lake, which some lodges overlook
  • a welcome for dogs
  • quiet all year, because owners can’t let their lodges

We’re close to the M18 and A1, so it’s an easy drive from South Yorkshire and Lincolnshire.

Cheap holiday lodges for sale: new or used?

At the lowest prices, the choice is often between a smaller new lodge and a larger pre-owned one. A new lodge gives you first use of everything. A pre-owned lodge can give you an extra bedroom or a better pitch for similar money. Look at both on the same visit, and compare the whole deal, not just the price.

Five ways to keep the cost of a lodge down

  1. Use part-exchange. We accept lodges, motorhomes, static caravans, touring caravans and chalets. If you own one already, it can go towards your lodge.
  2. Look for a frozen site fee. At Epworth Fields, the site fee is £3,000 plus VAT a year, frozen for 5 years, so you know what’s coming.
  3. Remember there’s no council tax. You don’t pay council tax on a holiday lodge.
  4. Add extras only if you want them. Hot tubs aren’t standard. We can add one for you, or you can add your own, so you only pay for one if you really want it.
  5. Use it all year. The park is open 12 months a year, so you get more use from your lodge for the same yearly fee.

One thing to plan for: you can’t buy a holiday lodge with a mortgage. Lodges at Epworth Fields start from £49,995. Every purchase is tailored, so we’ll go through running costs and terms with you at your viewing. Call 07919 961115.

Can I make money by letting the lodge?

No. There’s no letting or subletting at Epworth Fields. Lodges are for owners’ own holidays.

Is a cheap lodge a good investment?

Honestly, no lodge is mainly a financial investment. Lodges usually lose value over time, much like cars. The value is in the time you spend there. Our guide, are holiday lodges a good investment?, explains this properly, and the cost of buying a holiday lodge shows what to budget for.
