Can You Live in a Holiday Lodge All Year Round?

It’s one of the questions we’re asked most: can you live in a holiday home all year round? The short answer is that you can usually use a holiday lodge all year round on a 12-month park, but you can’t live in it as your main home.

That difference matters, so this page explains it in plain English.

Can you live in a holiday home all year round? The short answer

On a 12-month holiday park, the park is open all year, so you can visit your lodge in any month you like. At Epworth Fields, a small, gated, family-run park in North Lincolnshire, we have a 12-month season.

But a holiday lodge is a holiday home. It’s a place for holidays and breaks, and it can’t be your main home.

Holiday use vs living there

A holiday lodge is for holidays, weekends and breaks. It can’t be your main home. If you want somewhere to live full-time, you’d be looking at a residential park home on a residential park, which is a different kind of purchase. Our guide to lodge vs static caravan explains how holiday lodges, static caravans and residential park homes differ.

For most of our buyers, that isn’t a downside. You keep your home, your friends and your routine, and you have a peaceful place to escape to whenever you feel like it.

How long can you live in a holiday home?

It depends a lot on the park’s season. Some parks close for part of the winter, and you can’t use your holiday home while they’re closed. On a 12-month park, the park is open all year.

At Epworth Fields, with our 12-month season, you can come whenever you want, in any month. The one thing you can’t do is make it your main home.

When you compare parks, ask each one:

  1. Is the park open all year, or does it close in winter?
  2. What does the site fee cover, and will it go up? Ours is £3,000 plus VAT a year, frozen for 5 years.
  3. Is there letting on the park? Ours is owners-only.

What a holiday lodge is good for

If you go in with the right expectations, a holiday lodge is a brilliant thing to own:

  • Breaks whenever you like. No booking, no packing the car with bedding. Just turn up.
  • A quiet escape. Epworth Fields is owners-only. There’s no letting or subletting, so the park stays peaceful.
  • Fixed costs. The site fee is £3,000 plus VAT a year, frozen for 5 years for every buyer.
  • No council tax. There’s no council tax on a holiday lodge.
  • Bring the dog. Dogs are welcome.
