If you’re shopping for a lodge or static caravan, you’ll see “12 month holiday parks” mentioned a lot. It sounds simple: the park is open all year. But there’s more to it than that, and it’s worth understanding before you buy.
At Epworth Fields, a small, gated, family-run park in North Lincolnshire, we have a 12-month season. Here’s what that means for you, and what to ask any other park.
What is a 12 month holiday park?
A 12 month holiday park is open to owners all year round. You can visit your lodge in January as easily as in July.
Not every park works this way. Some close for part of the winter, and some describe themselves as 10 or 11 month holiday parks. During a closed period, owners usually can’t stay, and on some parks services are turned off.
The important thing to know is that “open 12 months” is about when you can use your holiday home, not how you use it. A holiday lodge on a 12-month park is still a holiday home, and it can’t be your main home.
12 month vs 11 month holiday parks
Why does it matter?
- Winter breaks. Christmas, New Year and frosty winter walks are some of the best times to be away. On a 12-month park, they’re all open to you.
- Value for money. You pay a site fee for the year. On a park that closes for part of the winter, you get fewer weeks for your money.
- Peace of mind. You can pop in to check on your lodge in any month.
When you compare parks, set the site fee against the number of months you can actually use your lodge. Our site fee is £3,000 plus VAT a year, frozen for 5 years for every buyer. See our guide to site fees explained for what to ask.
Questions to ask any 12 month park
- Is the whole park open for all 12 months? Or are some services reduced in winter?
- What does the site fee cover, and will it go up?
- Is the lodge comfortable in winter? Ask about glazing and heating.
- Is there letting on the park? Ours is owners-only, with no letting or subletting.

12 month static caravan sites in Lincolnshire
If you’ve been searching for 12 month static caravan sites in Lincolnshire, you’ll find plenty on the coast. Epworth Fields is different. We’re inland, on the Isle of Axholme in North Lincolnshire, close to the M18 and A1, and we sell lodges, not static caravans. Many static caravan owners trade up to a lodge for the extra space and comfort, especially for winter use.
We accept part-exchange on static caravans, lodges, chalets, touring caravans and motorhomes. Read more about lodges for sale in Lincolnshire.
