3 Bedroom Lodges for Sale

A 3 bedroom lodge for sale gives you something a two-bed can’t: room for everyone. Friends can come for the weekend, and nobody ends up on the sofa. At Epworth Fields, a small, gated, owners-only park in North Lincolnshire, we currently have a three-bedroom lodge for sale, already sited with its decking and overlooking the park’s fishing lake. Like every lodge here, the price includes siting, connection, decking and furnishings. The annual site fee is £3,000 plus VAT, frozen for 5 years.

Who is a 3 bed lodge right for?

  • Two couples or friends sharing weekends away
  • Anyone who wants a spare room for a hobby, a study or storage

If it’s usually just the two of you, a two-bedroom lodge may suit you better and cost less to buy. See our current lodges for sale to compare.

Buying a 3 bedroom lodge: what to look for

  1. Bedroom sizes. In lodges, the third bedroom is often a twin. Check the beds fit the people who’ll use them.
  2. Bathrooms. More bedrooms means more people sharing. Check how many bathrooms or en-suites there are.
  3. Living space. Is the lounge big enough for everyone at once?
  4. Outdoor space. A big deck makes a full house feel less crowded. Ours comes included.
  5. Parking. With more guests, check where everyone parks.
  6. The site fee. It’s the same for every size here: £3,000 plus VAT, frozen for 5 years. That’s worth asking about on other parks, where larger pitches sometimes cost more.

For the full checklist, see our buying a holiday lodge guide. If you’re buying pre-owned, our used lodges guide lists what to check.

3 bed lodge or two-bed plus a sofa bed?

Some buyers ask whether a two-bedroom lodge with a sofa bed would do. For occasional guests it can. But if guests stay most weekends, a proper third bedroom gives everyone privacy and somewhere to sleep that doesn’t need making up each night. It also gives you a spare room for bikes, fishing gear or a quiet corner to read when the lodge is full.

Buying a bigger lodge: the practical bits

A three-bedroom lodge is a bigger purchase, so here are the practical points our buyers ask about.

  • The site fee is the same. It’s £3,000 plus VAT a year, frozen for 5 years, whichever lodge you buy.
  • No council tax. You don’t pay council tax on a holiday lodge.
  • No mortgages. You can’t buy a holiday lodge with a mortgage.
  • Part-exchange helps. We accept lodges, motorhomes, static caravans, touring caravans and chalets.
  • It’s yours alone. There’s no letting or subletting, so the extra bedrooms aren’t there to earn rent.

Lodges at Epworth Fields start from £49,995, and each listing shows its own price. Every purchase is tailored, so we’ll go through running costs and terms with you at your viewing.

Can I add a hot tub to a 3 bed lodge?

Yes. Hot tubs are allowed but aren’t standard. We can add one for you, or you can add your own.

Can I use my 3 bed lodge in winter?

Yes. The park is open 12 months a year.

Room for guests, and the dog

Epworth Fields is a quiet, owners-only park. Lodges can’t be let, so the only people around are fellow owners. There are woodland walks and a picnic area inside the gate, an owners-only fishing lake, and open countryside beyond. Dogs are welcome. We have a 12-month season, so you can come whenever suits.

We’re just outside Epworth on the Isle of Axholme, close to the M18 and A1, within easy reach of South Yorkshire and Lincolnshire.
