Some lodges at Epworth Fields overlook the lake, and the views change from listing to listing. At the moment, our pre-owned three-bedroom lodge has views over the park’s fishing lake, with French doors onto a private deck. Lodges come and go, so if a lake view matters to you, tell us when you book your viewing and we’ll show you which lodges and plots are available.

1. Who can use the lake? A lake open to the public or to day-ticket anglers feels very different from a private one.
2. Is the view guaranteed? Ask what’s planned for the plots between your lodge and the water.
3. Can you fish, and what’s stocked? And do you need your own tackle?
4. When is the park open? A lake view you can only enjoy for part of the year is worth less.
5. What’s in the price? Check whether decking, siting and connection are included or extra.
