If you picture your holiday home with trees around it, birdsong in the morning and a walk straight from the door, you’re probably searching for woodland lodges for sale. Epworth Fields is a small, family-run, owners-only park in the North Lincolnshire countryside, just outside Epworth on the Isle of Axholme. Within our 12.5 acres you’ll find woodland walks, a picnic area and an owners-only fishing lake, with open countryside all around the park.
Lodges start from £49,995. The annual site fee is £3,000 plus VAT, and it’s frozen for 5 years.
Woodland lodges for sale at Epworth Fields
We don’t sell one special “woodland lodge”. The whole park has a green, rural setting, so every lodge we sell comes with the same woodland walks and countryside on the doorstep. That means you can choose the lodge that suits you on size, layout and price, and still get the setting you want.
Our current stock is on the lodges for sale page, and each listing shows its own price. You’ll find new Love Holiday Homes lodges and pre-owned lodges, plus a Victory Lakewood built by Victory.
What the setting gives you
- Woodland walks inside the park. A short stroll with a morning coffee, or a longer wander before supper, without getting in the car.
- A picnic area. Somewhere to sit out on a warm afternoon.
- An owners-only fishing lake. Only owners can fish it, so it stays calm. Read more on our fishing at Epworth Fields page.
- Open countryside around the park. The Isle of Axholme is flat, open farmland with big skies, footpaths and quiet lanes. Our local area guide lists walks and days out nearby.
Countryside lodges for sale: why a rural park feels different
A lot of holiday parks are busy places, with lets changing over every few days, entertainment and crowds at the weekends. Epworth Fields is the opposite. It’s owners-only, so there’s no letting and no holiday traffic. The people you see on the woodland walks are fellow owners, and the park stays quiet through the week and at weekends.
The park is open 12 months a year too, so you see the woodland in every season: fresh green in spring, long light evenings in summer, golden leaves in autumn and frosty walks in winter. Because there’s no closed season, you never have to shut your lodge up and wait for the park to reopen.
Dogs and woodland walks
Dogs are welcome at Epworth Fields. For a lot of owners, woodland walks from the lodge door are the main reason they choose a rural park. You can take the dog out first thing in the morning and last thing at night without driving anywhere.
What to look for when you compare woodland lodge parks
If you’re viewing a few parks, it helps to ask the same questions at each one:
- Is the woodland part of the park, or a drive away? Here, the woodland walks are inside the park.
- Is the park busy with holiday lets? On an owners-only park, the setting stays peaceful.
- How long is the season? A 12-month season means you can enjoy the woods all year.
- What are the site fees, and will they rise? Our site fee is £3,000 plus VAT and frozen for 5 years.
- What’s included in the price? Ask each park what you’ll pay on top of the lodge price before you can use it.
