Where Can I Buy a Holiday Lodge? How to Choose the Right Park

Most holiday lodges in the UK are bought on a holiday park, either from the park itself or from an owner selling a pre-owned lodge on that park. So the real question behind “where can I buy a holiday lodge?” is usually “which park should I buy on?” The park decides how often you can visit, what you pay each year, how quiet it is and who your neighbours are. The lodge matters, but the park matters just as much.

This guide covers what to weigh up when you compare park lodges for sale, and how Epworth Fields in North Lincolnshire measures up. For the step-by-step buying process, see our guide to buying a holiday lodge.

1. Location: how often will you really go?

Start with the drive. A park that’s easy to reach on a Friday after work gets used far more than one that needs a full day’s travel. Think about where you live now, and where you might live in a few years, and look for parks you could reach without it feeling like a trek.

Then think about the setting. Some buyers want the coast, some want hills, and others want quiet countryside, water and walks. Epworth Fields is in rural North Lincolnshire, just outside the market town of Epworth on the Isle of Axholme, with woodland walks and an owners-only fishing lake inside the park.

2. Season: how many months is the park open?

Parks differ on how many months a year you can use your lodge. If you want to spend Christmas, New Year or a crisp February weekend there, check the season carefully. Epworth Fields is open 12 months a year.

3. Letting rules: busy or quiet?

This is one of the biggest differences between holiday park lodges for sale, and one buyers often forget to ask about. On some parks, lodges are let to holidaymakers all year. On others, like ours, there’s no letting at all.

A park with lots of lets can feel busy, with changeover days and new faces every week. An owners-only park stays quieter, because everyone there owns their lodge. Neither is right for everyone, but it’s worth knowing which you’re buying into. At Epworth Fields, owners can’t let their lodges.

4. Site fees: what will you pay each year?

Every park charges an annual site fee (sometimes called a pitch fee). Ask each park:

  • How much is the site fee this year?
  • What does it include, and what’s extra?
  • How has it changed over the last few years, and how will it change in future?

Our site fee is £3,000 plus VAT a year, and it’s frozen for 5 years for every buyer. Our guide to static caravan and lodge site fees explains more.

5. What’s included in the price?

Two lodges with similar prices can end up costing very different amounts once siting, connection, decking and furnishings are added. Ask what the price covers before you compare. At Epworth Fields, siting, connection, decking and furnishings are included.

6. Paying for your lodge

You can’t buy a holiday lodge with a mortgage, so think about how you’ll pay early on. Many buyers use savings, and some part-exchange what they already own. We take lodges, motorhomes, static caravans, touring caravans and chalets in part-exchange.

7. The feel of the park

Visit, ideally more than once. Walk around, look at how the park is kept, and talk to the people who run it. A family-run park often feels very different from a big group-owned one. Ask yourself whether you’d be happy arriving there on a grey Tuesday in November, not just on a sunny Saturday.
