When you compare holiday lodges, the price on the listing is only part of the story. On some parks, the lodge price is just the start, and siting, connecting services, decking and furniture are added on top. Those extras can make a big difference to what you actually pay before you can spend your first night there.
At Epworth Fields, the price you see is the price of a lodge that’s ready to use. Siting, connection, decking and furnishings are all included.
What’s included in every lodge price
Siting. Your lodge is placed on its pitch on the park. You don’t need to arrange or pay for it to be moved into place separately.
Connection. Your lodge is connected to the services it needs, so it’s ready to use rather than standing empty waiting for work to be done.
Decking. Every lodge comes with decking, so you have an outdoor space for morning coffee, evening drinks or sitting out with the dog.
Furnishings. Your lodge comes furnished, so you can arrive with your bags and settle in. Each listing describes the lodge in detail, and you can see exactly what’s in it at your viewing.
Why it matters when you compare parks
If you’re comparing park lodges for sale, always ask: “Is this the price of the lodge on its own, or the price of the lodge sited, connected, decked and furnished?” Two lodges with similar headline prices can end up far apart once the extras are added.
Our lodges start from £49,995, and that’s for a lodge with siting, connection, decking and furnishings included. Each listing on our lodges for sale page shows its own price.
What isn’t included
Being clear about what’s included means being clear about what isn’t, too:
- The annual site fee. This is £3,000 plus VAT a year, and it’s frozen for 5 years. Our guide to site fees explains how site fees work.
- Hot tubs. Hot tubs are allowed, but they aren’t standard. We can add one to your lodge, or you can add your own.
- Your own running costs and personal items. Ask us at your viewing about what you’ll need to budget for once you own your lodge.
There’s no council tax on a holiday lodge, and you can’t buy a holiday lodge with a mortgage. For the full picture of costs, read our guide to the cost of buying a holiday lodge.
What comes with the park
Owning a lodge at Epworth Fields also means the park itself:
- an owners-only park, with no letting, camping or touring
- a 12-month season, so you can use your lodge all year
- an owners-only fishing lake
- woodland walks and a picnic area
- a welcome for dogs, with no dog rules
New and pre-owned lodges
We sell new Love Holiday Homes lodges and pre-owned lodges, and we also have a Victory Lakewood built by Victory. Each listing sets out what that particular lodge offers, such as the number of bedrooms and the layout. If you’d like to compare lodges side by side, we can show you several on one visit.
Part-exchange
If you already own a holiday home or a tourer, you may be able to put it towards your lodge. We accept lodges, motorhomes, static caravans, touring caravans and chalets in part-exchange.
